Leasing Service
How long will it take you to rent my vacant unit?
It all depends on location, amenities, and rent amount. We get over 1,000 tenant leads a day and we try to give you feedback to be successful in leasing your unit in 30 days or less

Please explain the Marketing Fee?
The leasing fee was put in place to offset the cost providing innovative ways to market vacant units.  All marketing fees come with a 60 day guarantee that we will find you a quality tenant.

Why is there flat fee for Section 8 Tenant Placement?
We require a flat fee (split between tenant and owner) at the time of delivering the moving papers to keep the tenants and owners engaged during the entire housing authority inspection/rent determination process.  

Property Management Service
Is grounds keeping included in my management fee?
Grounds keeping is not included in the base management fee.  We treat grounds keeping just like any other vendor.  We will send you separate grounds keeping agreement that will outline your pricing options.

What does the grounds cleaning service consist of?
Grounds cleaning includes cleaning both the interior and exterior common areas of the building, snow removal in the winter and weekly lawn care in the summer.
            
Will I be notified of any work that has been done at my properties? How often?
Yes. For routine work (below your approval limit) you will receive a copy of the work order via email once the work has been completed which will outline the work performed and the total cost. For projects above your approval limit we will email/call you will with a description of the issue and projected price and obtain your approval before work begins.

What if a contractor does a job but does not fix the issue correctly and within 24 hours the tenant has problems again?
Our preapproved vendors will go back at no cost to you.  However if you choose to use your own vendor then we cannot guarantee their work in any way.

Will I be informed of a tenant moving out and the condition they left the unit in?
Yes. Once a tenant vacates you will be notified immediately and we will have a contactor go and give a proposal on the unit which we will email you for your review and approval.

How much work will you do without my consent?
Our limit is $300. Anything over will have to be approved by you. Also at your discretion you can raise or lower your approval limit to any amount you are comfortable with.

Accounting Questions
When will I receive a check? 
Distributions are processed on the 11th and 26th of every month unless those dates fall on a weekend, then the process starts that following Monday. Checks are mailed within 24hrs of that processed date.

How long is the eviction process?
The eviction process varies case by case but can take up to 90 – 120 days from beginning to end.

What are administrative fees? 
Administrative fees are a reimbursements to UAS for out of pocket expenses associated with the rent collection process, including but not limited to:

  • Tenant Statements
  • Five day Notices
  • Past due Notices
  • Collection Calls
  • Text Messages
  • Rent Collection Agent

The administrative total is spread across our entire portfolio and charged to the properties on a per unit basis.
