Minimizing lost rent due to vacant apartments is one of the most critical factors in managing a successful rental property. Our Leasing Department is the largest tenant placement service on the Southside of Chicago and through the use of internet, billboards, rent signs, radio, print and tenant referrals we will give you the edge in this rental market.

Rent Collection – “Pay to Stay!”
UAS Properties has one of the most aggressive rent collection methodologies in the industry. In addition to providing your tenants with Online and Pay by Phone options, tenants that do not pay rent will receive a collection call from our Collections Dept 3 times per day (every day) until late rent is paid in full, including the late fee. Additionally, we prepare and serve legally binding eviction notices and offer tenant’s Cash for Keys options to vacate an apartment without the expense of an eviction process.

Maintenance and Repairs – “Its Done!”
UAS Properties employs a full staff of Custodians, Maintenance Technicians, Skilled Tradesmen and a network of Independent Contractors so you will not have any more stress trying to find a contractor who will deliver quality work at a low price. Additionally due to our size we have negotiated volume based pricing on property requirements such as yard maintenance, power washing and snow removal to save our clients money! We offer aggressive pricing on all maintenance services so you can feel confident you are getting the best value along with the highest quality. This means no more using the phone book and hoping you find a quality contractor or service. Are you tired of getting hit with huge maintenance invoices when your management company fixes even the most minor problem? We never charge high rates for maintenance and repairs to our clients! In addition, to routine service request and basic grounds keeping UAS Properties maintenance staff is on call 24 hours a day, 7 days a week! Work Orders are processed in our state of the art Service Center and all vendors are on our pre approved vendors list.

Unit Inspections – “No Surprises!”
All UAS Properties units are thoroughly inspected every 3 months by our Senior Maintenance Technicians. These unit inspections prevent our owners from getting surprisingly large bills to make a unit ready after a tenant has spent years trashing the unit. In addition, exterior inspections by the Property Manager are performed weekly in addition to daily maintenance by janitorial personnel.

Tenant Relations – “Its our Pleasure to Service you!”
Develop an effective yet enforceable set of rules for all tenants to live by within the building. Implement a clear and concise procedure to be followed in the event a rule or policy is violated. Tenants will be notified of all issues pertaining to work at the building, and the proper office personnel to contact with regard to tenant issues.

Reporting – “Nothing to do but Cash your Checks!”
