Can you email me a list of your properties?
Unfortunately not. However, you can learn more about our list of properties that you qualify for in one of two ways: 1) Contact our Scheduling Dept. at 773/734-4501 x1 and speak with a representative who will be happy to go over the available units; or 2) click Feature Units to review a partial listing. It is impossible to list every available unit, so to get the most current list we encourage you to contact our office.

What’s the soonest I can view a property? 
In most cases, that’s up to you!  Once you contact our Scheduling Dept. and have selected a unit(s) to see, you will be asked about your availability.  Our showing times are generally from Mon-Sat, 10AM-6PM.  If we have an agent available during the timeframe that you select, you will be scheduled to see the unit(s) at your request.

Will my husband and I have to pay an application fee? 
Any additional person who wants or needs to be on the lease with you is considered at co-applicant.  Co-applicants must also complete an application and pay an application fee.  The application fee for one person is $35, and $60 for two. However, you can visit GiveMeMyBonus.com to qualify for a FREE application fee (and it only takes about 30 seconds!

What is the difference between a co-signer and a co-applicant?
The terms are very similar but for purposes of renting an apartment or home they are very different.  A co-signer is basically someone who is agreeing to be personally liable for your rental payment.  Co-signers are not used for our rental process.  Co-applicants are additional applicants who are not only personally liable of the rent, fees and regulations but are also occupants of the property.  Co-applicants are subject to the same screening and criteria that applicants are, and depending on the strength of the co-applicant, can help or hurt your application.

Do you do credit checks?
Yes – for every applicant!  Credit reports are used as one of a handful of criteria to determine your ability to pay your bills (incl. rent) at all and on time.

Why do you have to know how much I make before you can tell me what properties you have available?

Our properties have minimum income requirements, so before we can schedule you to see an apartment we have to determine if you meet the income requirement for the units you are selecting.

How much income do I have to have to qualify for your apartments? 

Most owners require that you be able to document 2 ½ x’s the rent, in income.  So, if you were applying for a 2BR apartment that rents for $800/mo., you must be able to verify that your total gross income is no less than $2,000/mo.

Do your properties allow pets? 
Some owners allow pets but many do not.  If you have a pet, be sure to ask your representative or agent before you apply for a unit.

Can I see more than one property at a time? 
Absolutely!  In fact, it becomes a good strategy to see more than one property.  If, for some reason, you are not approved for your 1st choice, you can apply for one of the other units you viewed.

I rented from UAS Properties before.  Can I use the same application, paystubs and fee that I submitted before? 
Probably not!  We are pleased to work with returning tenants, but more than likely, it was over a year ago when we last saw you.  Your application and fee are only good for 90 days from the application date.  Besides, many things and conditions change in a year’s time, so we need to have the most current information (i.e., paystubs, address, credit report, etc.) to send to your prospective new owner.

Do you have single family homes for rent?  Rent-to-own? 
Yes we do.  We have new construction single family homes and rehabbed homes for lease and for rent-to-own.  Contact your representative to see if you qualify to rent a single family home that we have available.

Why do I get text messages and voicemail messages from UAS Properties? 
In an effort to keep our callers updated on new units, price changes, featured properties, etc., UAS conducts “campaigns” to those of you who have contacted our office to inquire about an apartment or home.  If you have not found housing yet, you may receive a text, email or voice message encouraging you to call us back to find out if new opportunities have been added since we last spoke with you.  You can also receive updates by joining our Facebook or Twitter pages.  Click the links at the bottom of the page for more information.  If you would like to be removed from our mailing list, simply text, email or call us with your request.

What is the application fee for?  
The $35 application fee ($60 for 2 people) is a charge that covers the ordering of your credit report, criminal background and eviction history.  The fee is non-refundable and good for any property you would like to apply for up to 90 days.

Do you have any properties that do not ask for security deposits? 
Yes, there are some.  Owners will sometimes run specials where they do not charge a security deposit or will charge a non-refundable move-in fee instead.

Why can’t I apply for a 2BR apartment for my family of 5 if I can afford it? 
According to the City of Chicago Building Code, a maximum of 2 people per bedroom is allowed.

Why do you say your service is FREE if I have to pay an application fee when I go see an apartment? 
It costs you nothing to see as many apartments as you’d like.  Once you select an apartment you want to apply for, you must pay the application fee so that your credit and background reports can be ordered.

Leasing Application Closing FAQs
What is the process to apply for an apartment? 
After you have viewed the apartment, your agent will have you complete an application right at the showing site. Your application, supporting documentation and application fee is collected, then submitted to the UAS Closing Department for processing. Once eligibility has been determined, your file is faxed and/or emailed to the owner of the property for review.  You are notified shortly thereafter of the owner’s decision.

In addition to the application, what other things do you need? 
The information on your application needs to be backed with supporting documentation.  This documentation includes, but is not limited to:  last month’s paystubs, (and/or last 2 banks statements, and W2’s & Tax Returns for the last 2 yrs.), copy of your photo ID and social security card, application fee, Moving Papers (if applicable).  Additional information may be requested depending on credit or other factors that need to be explained. Lastly, but most importantly, we encourage all applicants to pay the 1st month’s rent at the time of application so that the unit can be taken off the market immediately once you are approved.

How long will it take before I have an answer on my application?
Some applications are processed quicker than others depending on how complicated your background and/or credit history are.  But in general, you should expect to have an answer within 5-7 business days from the day you’ve provided us with all of the documentation that is needed for an owner to make a decision.

What are you looking for on my credit report? 
In the prescreening process, UAS reviews the credit report to make sure there are no evictions, no criminal activity (i.e., felonies) and no fraudulent identify alerts.  Owners also look at the credit report, but use it as one of many things to determine an applicant’s worthiness. If there are outstanding utility bills or rental-related judgments, your chances of being approved are minimal.  If most of your debt is in collections, an owner will assume that you just don’t pay your bills and will probably not consider your application unless you provide a letter of explanation outlining extenuating circumstances regarding the collection accounts.

If I do not get approved for the apartment I’m applying for, do I have to fill out another application and pay another fee? 
One of the great benefits of working with UAS Properties is that once you fill out an application and pay the application fee, it will apply to any apartment or home you apply for within a 90 day period.  After 90 days, you will have to complete a new application and pay another application fee.

How soon after I’m approved can I move into my new home?
How soon you can move into your new apartment or home depends on a few things:  when you pay your 1st month’s rent and security deposit, and what repairs, if any, are needed before you can move in.  Once you are approved, market tenants must pay the 1st month’s rent to take the unit off the market (Sec. 8 tenants pay the security deposit or move-in fee).  The security deposit is paid when you are ready to move in and is collected at the time of lease signing.  Owners will start repairs and finalize the unit for move-in only after the 1st month’s rent is paid.  Therefore, the sooner you pay your deposits, the faster you can move into your new home or apartment.

Can I change my mind after I put down my 1st Month’s Rent? 
Yes, however deposits are only refundable within 72 hours of payment. Refunds requested after 72 hours of payment will not be refunded under any circumstances. However, if you are still in need of housing at that time, UAS will apply your deposit to another qualifying unit up to one year.  Application fees are strictly non-refundable.

How can I make sure no one else applies for the unit I’m applying for? 
If you really like the unit, chances are someone else will too!  To secure the unit, applicants are encouraged to pay the 1st month’s rent with the application.  Only the 1st month’s rent will hold an apartment (the Security Deposit holds the apartment if you are a Sec. 8 applicant).  If you are denied by the owner or the unit is no longer available following your application, you will be issued a full refund upon request.

If I have a Section 8 Voucher, why do I have to pay a deposit? 
In order to hold the apartment during the Sec. 8 process, you must secure it with a $500 payment towards your 1st Month’s Rent.  During this process, no one else can apply for or be shown the apartment.  If the unit has a move-in fee, the entire amount of the move-in fee must be paid to hold the unit.  Once the unit passes inspection and your portion is determined you can request that the owner apply your 1st month’s rent payment to your Security Deposit.

Why do you have to have my Moving Papers to apply for an apartment? 
At the time the owner receives your application, he/she is notified that your Moving Papers have been issued and are ready for processing once you are approved.  Upon approval and after payment of your security deposit, the owner comes immediately to fill out, sign and take your Moving Papers to the CHAC office for processing.  If we do not have your Papers at the time of approval, the owner may opt not to wait for your Papers and select an applicant who has all of their paperwork in as required.

I have my own credit report.  Can I submit that? 
Unfortunately not!  We contract with owners and landlords who expect UAS to provide them with a current credit report that is processed from an authorized screening agency.  Credit reports provided to consumers do not include all of the pertinent credit, background and rental history that an authorized screening agency can provide.  In addition, consumer credit reports can be altered.

Who can I call to get an update on my application? 
UAS has dedicated a Closing Department for your follow-up questions and needs.  Once you have completed an application and provided us with all of the required supporting documentation, you no longer need to call your agent.  The Closing Department can provide you with the most recent update on your file and is open from 9am - 5:00pm, Monday through Friday.  Feel free to call the Closing Department at (773)734-4501 x111 or fax to our 24 hr. fax line at (773)341-7373.

 How long do I have to be on my job to apply for a home? 
Most owners and landlords prefer to see an applicant on their job for at least one (1) year.  It gives them a sense of your job stability.  If you have not been on your current job for at least a year, owners may take into consideration the length of time you were on your previous job – especially if you are in the same industry.  A change in job for significantly more money is a reasonable explanation and may also be taken into consideration.

Whose decision is it to approve or deny me? 
The owner’s!  UAS makes a preliminary decision on whether or not your application passes the prescreening process.  If you have a felony criminal background, have eviction(s), or are not income qualified, UAS will deny your application.  However, if your application is sent to an owner for consideration, it is the owner’s decision to approve you or not.

What are my options if I get denied? 


Fortunately, UAS works with lots of different owners.  So, if you are unfortunately denied for the apartment you are applying for, we will be happy to arrange an appointment for you to see other apartments.  Once you have selected another unit to apply for, we will have your file submitted to the owner for consideration.

How do I put in a service request?

I have a complaint about the building and some of its tenants, who do I tell?
Call the Service Department at (773) 734-4501 x2 and give the Property Manager the reasons for your complaint and they will address the issue on your behalf. All complaints are handled confidentially.

Rent Payment FAQs
If work I requested is not being done in my unit how do you expect me to pay my rent?
You are obligated to pay rent while you live in a unit regardless whether work is completed or not.  Each work order request must be approved by an owner and many times delays result from an owner that does not have sufficient funds to complete your request.  If you believe that your unit is not habitable due to the uncompleted work you have the right to provide 14 days notice and move out of the unit.  However, you are required to pay rent for as long as you reside in a rental unit.

Why do I have a late fee, when I paid my rent for this month? 
Rent is due the 1st of the month and you have a five day grace period before a late fee is processed. When we received your payment it was postmarked after the 5th of the month, therefore you were charged a late fee. In the future to avoid late fees consider paying online by Clicking Here !

Why am I being charged for my clogged toilet (or other repair to my unit)?

Move In/Move Out & Misc
If I move in mid-month when will my next rent be due?
Since you must pay your entire 1st month’s rent at move in you will get a rent statement at the beginning of the following month with the prorated balance for the month that you moved in.

When will I get my security deposit back after I move out?
Your security deposit will be refunded by the owner within 45 days of your move out.  Make sure that you return your keys to the office and sign a Return of Possession form so that we have your accurate move out date.

Will there be a move out inspection?
Yes the move out inspection is conducted by our staff within a few days of your actual move out date.  If you would like to be present for the move out inspection please make sure to indicate that on your Return of Possession Form.  Don’t worry you will not be charged for normal wear and tear or pre-existing conditions.

How do I return my keys?
Bring your keys to the office the day you have officially moved out. The date we receive your keys is your official move out date.

No, we are not authorized to give out owner information (that’s why they hire us) but you can give us a letter for the owner and we will send it the owner on your behalf.
What methods of payment do you accept for your fees? 
Application fees can be paid via cash, money order, cashier’s check or debit cards.  Security deposits and 1st month rent payments may only be paid in the form of money order or cashier’s check.  Monthly rent payments may be made by money order, cashier’s check, personal check or online by Clicking Here.
